Project Manager (Zone In-Charge) - Engineering

 

 

• Experience: 12–15 years of relevant experience, including at least 7 years as a Project Manager handling commercial building projects with as-cast and fair-faced concrete finishes in a reputed real estate development company.

• Strong ability to read, interpret, and review architectural, structural, and MEP drawings.

• Proficiency in project planning and scheduling using MS Project, along with good computer skills.

• In-depth knowledge of applicable building codes and technical standards, including BNBC, ACI, and ASTM.

• PMP certification and membership in the Institution of Engineers, Bangladesh (IEB), will be considered additional advantages.

 

Job Summary

The Zone In-Charge will oversee all construction operations within the assigned project zone, ensuring effective planning, execution, supervision, quality control, and resource utilization to achieve timely, cost-efficient delivery while maintaining safety and quality standards.

Key Responsibilities

1. Zone Management & Leadership

• Take overall responsibility for construction activities within the assigned zone.

• Supervise site engineers, supervisors, and subcontractors to ensure productivity and smooth operations.

• Coordinate with other zones and central project management.

2. Construction Execution & Supervision

• Supervise deep excavation, shore protection for 3–4 basement levels, and high-rise construction of 12+ floors.

• Ensure compliance with approved drawings, specifications, and method statements.

• Monitor daily site activities and promptly resolve technical and execution-related issues.

3. Planning & Resource Management

• Develop and implement schedules for construction activities, manpower, materials, and equipment.

• Optimize resource utilization to minimize delays and improve efficiency.

• Prepare and maintain short-term look-ahead schedules.

4. Equipment & Safety Oversight

• Ensure the safe operation of tower cranes, passenger hoists, and other heavy equipment.

• Enforce site safety procedures and regulatory requirements.

• Conduct regular safety inspections and encourage safe working practices.

5. Quality Control & Assurance

• Maintain construction quality in line with approved specifications and project standards.

• Reduce material wastage and rework through regular monitoring.

• Verify incoming materials against approved BOQs, quality standards, and compliance requirements.

6. Coordination & Communication

• Coordinate with architects, consultants, engineers, contractors, and suppliers.

• Conduct site meetings to address progress, quality, and technical issues.

• Maintain clear communication between project stakeholders and site teams.

7. Project Monitoring & Reporting

• Monitor progress against project milestones and take corrective measures when required.

• Prepare monthly progress reports, budget updates, and performance reports.

• Present zone-wise progress during project review meetings.

8. Budgeting & Cost Control

• Assist with project budgeting, cost planning, and financial monitoring.

• Review and verify contractor running bills, material bills, and petty cash statements.

• Identify cost-saving opportunities without compromising quality.

9. Contract & Vendor Management

• Support rate analysis, negotiation, and selection of labour contractors.

• Evaluate contractor performance and ensure compliance with contractual terms.
