Experience Requirements:
Minimum 7 years of relevant experience in the real estate industry.
At least 3 years of experience leading plumbing, sanitary, and fire-fighting works within a well-established real estate organization will be considered an added advantage.
Technical & Professional Competencies:
Hands-on experience in plumbing, sanitary, and fire-fighting works for high-rise residential and commercial buildings with 3–4 basements.
Proven expertise in system design and drawing preparation, cost estimation, budgeting, BOQ preparation, and fire detection & protection systems.
Strong knowledge of construction project management and project planning processes.
Thorough understanding of regulatory authorities and standards, including Bangladesh Fire Service & Civil Defense (BFSCD), Bangladesh National Building Code (BNBC), and National Fire Protection Association (NFPA) guidelines.
Solid technical expertise in installation, testing, and commissioning of fire-fighting systems, mechanical ventilation systems, and building management systems (BMS).
Proficiency in relevant software applications, including AutoCAD, Autodesk Revit MEP, MS Word, MS Excel, and MS PowerPoint.
This role is a key position within the Engineering & Construction (E&C) Department. The incumbent will be responsible for planning, designing, coordinating, and supervising plumbing, sanitary, and fire protection and detection systems. The role requires strong technical expertise to ensure efficient installation, testing, and commissioning in compliance with applicable codes, standards, and project requirements. The selected candidate will work closely with architects, structural engineers, project execution teams, supply chain and logistics personnel, customer service teams, and client representatives to ensure successful project delivery.
Prepare detailed plumbing and sanitary system designs and working drawings, including water supply, drainage, ventilation, gas supply, architectural water features (fountains, swimming pools), and fire protection and detection systems, ensuring compliance with relevant codes and project specifications.
Perform technical calculations to determine specifications and capacity requirements for equipment such as water pumps, fire pumps, dewatering systems, and mechanical ventilation units.
Review and evaluate designs, drawings, specifications, and project schedules submitted by contractors and vendors, and provide technical feedback as required.
Develop detailed cost estimates, forecasts, and change orders for plumbing, sanitary, and fire protection works.
Negotiate with vendors for plumbing, sanitary, and fire protection equipment and support the procurement process, including purchase order issuance.
Review and verify contractor and vendor bills to ensure accuracy and compliance with project scope and contractual terms.
Supervise and manage the execution of plumbing, sanitary, and fire protection works, ensuring adherence to approved specifications, quality standards, timelines, and budget.
Monitor installation, testing, and commissioning of plumbing, sanitary, and fire protection systems to ensure proper functionality and compliance with technical requirements.
Coordinate with consultants and clients to facilitate timely decision-making and ensure uninterrupted project progress.
Track project performance and provide regular reports to senior management, including updates on progress, risks, payment status, and corrective actions where necessary.
