Skilled in using Microsoft Excel for managing rent collections and generating reports.
Excellent interpersonal and leadership abilities.
Physically fit and capable of inspecting the entire building, including the rooftop and basement levels.
Minimum height requirement of 5 feet 10 inches.
Leadership & Supervision: Lead and manage a team comprising maintenance staff, cleaners, and security personnel. Responsible for scheduling shifts, task delegation, and conducting performance evaluations. Maintenance Management: Coordinate building system repairs, inspections, and preventative maintenance (e.g., HVAC, plumbing, elevators). Collaborate with external vendors for repairs and inspections as needed. Tenant Interaction: Handle tenant inquiries, complaints, and emergencies promptly. Build and maintain positive relationships with tenants while ensuring lease terms are followed. Rent Collection: Oversee monthly rent collection, monitor payments, issue reminders for overdue payments, and keep accurate financial records. Rent Tracking: Manage and update rent tracking systems using tools like Microsoft Excel (spreadsheets, payment logs, and arrears reports). Ensure accurate maintenance of records regarding payments, maintenance logs, and occupancy. Prepare and present monthly operational reports to the property owner or management. Safety & Compliance: Ensure the building complies with health, safety, and fire regulations
